Stay safe and follow police instructions

If you return to signs of a break-in and someone may still be inside, do not enter. Contact police and follow their instructions. DC Police’s burglary guidance makes that distinction clear. For an immediate threat or medical emergency, call 911.

Do not begin repairs or disturb the affected area before police advise that it is appropriate. From a safe location, notify the owner or building manager and ask the insurer what documentation they require. Avoid assuming that a particular action automatically preserves or invalidates coverage.

Record the complete opening when permitted

Once it is safe and permitted, document the visible damage to the door, frame, strike, hinges, lock, and glazing. A failed latch or split frame may be only part of the damage. Photos help communicate the condition, but they do not establish concealed damage or structural adequacy.

For a shared entrance, identify who can authorize temporary work and the permanent repair. For a labelled fire opening, preserve the relevant product and assembly information and involve the responsible building team.

Separate temporary protection from permanent repair

Ask what temporary measure is suitable while the final work is arranged. It must account for occupant access, required exit, damaged glass, and the condition of the opening. Do not improvise chains, padlocks, barricades, or screws that prevent people from leaving safely.

Confirm the limits of temporary work, who will inspect it, and when it will be replaced or removed. A temporarily secured entrance is not a statement that the entire property has been restored.

Specify the permanent work

The scope may include repairing or replacing the frame, door leaf, glazing, hinges, closer, lock, or strike. Select parts and fasteners for the actual construction and applicable requirements. A stronger cylinder cannot compensate for an unsupported frame or an incompatible assembly.

Discuss the intended locking and exit functions before upgrading hardware. A key-operated inside lock can restrict escape; do not treat it as a default answer to nearby glazing. A product grade also does not establish every security feature or an inspection result.

Keep the handover and follow-up clear

Ask the quote to distinguish assessment, temporary protection, permanent parts, labor, and any remaining work. Review how occupants will use the entrance and which tests or approvals are required. Retain the scope, invoice, photographs, and product records.
